Southern states that are not accustomed to colder temperatures, snow, or ice were especially impacted by these storms.   5. Winter Weather Advisory– Any amount of freezing rain OR when 2-4 inches of snow, alone or in combination with sleet & freezing rain, is expected to cause a significant inconvenient, but is not serious enough to warrant a warning.
  6. Freeze Watch– Potential for significant, widespread freezing temperatures within the next 24-36 hours.
  7. Freeze Warning– Significant, widespread freezing temperature are present or expected.

PREPAREDNESS: WHAT TO DO BEFORE THE STORM

  • Winterize your vehicle to reduce your chance of being stranded during a winter emergency.
  • Stock your vehicle with: a windshield scraper with a small broom, a bag of non-clumping kitty litter (for gaining tire traction in a pinch), a book of matches in a waterproof container, a brightly colored piece of cloth (to tie to the antenna if you get stuck), a first aid kit, extra clothing/blankets, a flashlight, and jumper cables.
  • Keep a home-emergency kit, including flashlights and a battery-operate radio.
  • Keep an emergency non-perishable food and water supply in your home.
  • Properly insulate your pipes to protect them from freezing.
  • Have your home’s heating unit inspected each year to ensure that heating sources are installed properly and operating safely.
  • Make sure your home is properly insulated. Install storm doors/windows or cover windows with plastic (from the inside) to provide additional insulation.
  • Establish an emergency evacuation plan in case you lose power or heat.

  • Stay indoors when possible, and avoid driving.
  • Wear warm, layered, clothing.

Winter is notorious for being cold and wet. Many people don’t realize that larger amounts of snow and ice can have severe consequences. Below are three of the top causes of winter water damage and how to reduce your risk.

OUTDOOR WATER SOURCES

When the temperatures drop, it is important to pay attention to your outdoor water sources. Neglecting your outdoor water sources could cause problems when spring comes around.

  • Shut off the water to your outdoor hoses and spigots.
  • Drain any water from your hoses and store them in a climate-controlled area to prevent them from freezing, cracking, or breaking in the cold.

BURST OR FROZEN PIPES

Frozen pipes build up significant pressure which can lead to pipes cracking or bursting in winter months. If a cracked or broken pipe goes undetected, they can lead to flooding once the ice melts.

  • Make sure your outer walls and any exposed pipes are properly insulated.
  • Be sure to caulk cracks and holes you see in your exterior walls; this can help to prevent cold air from reaching the pipes.
  • Protect exposed pipes from freezing temperatures by wrapping them with the insulating tape or old towels.

Safety Tips for Fire Prevention This Winter:

Wood-Burning Appliances

  • Have your chimney professionally inspected and cleaned before lighting your wood stove or fireplace each year.
  • Keep flammable objects at least three feet from your wood stove or fireplace.
  • Never use flammable liquids to start or accelerate a fire in your home.
  • Keep a screen in front of fireplaces to prevent embers from flying out.
  • Do not leave your fireplace unattended; It is best practice to ensure your fire is out before going to sleep each night.
  • Before closing your fireplace damper, ensure the ashes are cool to the touch. Closing the damper could help the fire to heat up again and will  could force carbon monoxide into your home.
  • Discard cooled ashes in a covered metal container. Store the container outside and away from the house.

Formulating a complete and thorough evacuation plan may not be easy, but doing so can help protect you and your employees. If you’ve had any water damage to your home after a storm or flooding, you have roughly 24 to 48 hours to prevent the growth of mold and mildew. It’s highly important that you start the process of drying out your water damage or you could be left with repairs to your home that are even more time consuming then they already will be.

In a year so fraught with stress and uncertainty we at SERVPRO of Western Lancaster have tried to give back in a few ways.

To our community:

We have donated to several local non profits as well as local businesses that are struggling with financial stress and their ability to provide essential services to the most vulnerable at this time. We have seen a lot of turmoil and tragedy and through it all we have tried to pay it forward. As we look back at our year, we are grateful for life and the ability to help others in need while managing our own family pressures.

To our Employees:

We have been able to provide much needed levity for the men and women who are on standby 24 x 7 for our customer needs. Many times they are not appreciated and have always kept a stiff upper lip and continued to deliver. We celebrated Thanksgiving with in our newly constructed training room and had a few team building games that helped us bond and appreciate life, family and work.

Repairing Water-Damaged Drywall

Whether it's from leaky plumbing, a storm event, or a window being left open, there is always a chance that your walls could be subject to water damage. While large scale water damage should be left to a professional for restoration, you may choose to tackle small sections of damaged drywall on your own. The SERVPRO of Western Lancaster County team of professionals utilize a 4-Step Method for repairing water damaged drywall. Below, we highlight each step of the four-step method we use so you can easily repair or replace water damaged drywall. STEP 1: Find and Repair the Leak

There’s no point in repairing a water damaged wall if you haven't removed the source of the damage first. Finding the leak that caused damage can sometimes be difficult, but you can use clues from the damage to get a better idea as to where the water is coming from:  

  • If the damage appears to run downward from the top of the wall, and also affects the ceiling, a roof leak is likely a good contender for being the cause of loss. PRO TIP: You can spray your roof with a garden hose and watch for dripping in your attic to detect roof leaks.
  • Water damage that is directly in the center of the wall is often an indicator that a broken pipe behind the wall is your cause of loss. PRO TIP: High-pressure leaks in pipes behind walls may make an audible hiss if you hold your ear to the wall.

With some investigating and basic plumbing knowledge, you may be able to find and repair and leak on your own. If you doubt your abilities in the slightest, contact a professional for guidance. 

STEP 2: Replace Saturated Drywall

Drywall is a highly porous material, therefore the longer it is exposed to water, the more water it will absorb. This water absorption will eventually cause your drywall to become soft and spongy. After a certain point,  your drywall may eventually start to sag inward. Unfortunately, drywall that has been saturated to this extent cannot be salvaged, and you will need to remove and replace the damaged section of wall or ceiling.

  • Use a stud finder to locate the studs behind the damaged section of drywall.
  • Once you have located the stud, cut straight lines around the damage using a level and a drywall knife.
  • When you remove the damaged drywall, check the insulation behind it. If the insulation is saturated, you will likely need to remove and replace the insulation before putting in new drywall.
  • Cut a new piece of drywall to the same size of the hole. Line up your new piece of drywall and screw it into the studs.
  • Cover the seams with joint compound and tape, and then sand and paint the drywall.

STEP 3: Scrub Away Mold

In addition to soaking up moisture, the pores in drywall can make excellent places for mold spores to hide and develop. If parts of your drywall are still structurally sound but are beginning to foster mold, you can kill the mold by scrubbing the walls with detergent, diluted bleach, or a commercial mold remover. PRO-TIP: Do NOT mix chemical products together. Always read the labels and use as directed!

  • Always wear gloves and a dust mask when handling mold.
  • Ensure that there is proper ventilation in the room you are working in. Ventilation and the appropriate Personal Protective Equipment (PPE) will help protect you from spores that may be released while scrubbing.
  • Spray the affected area of the wall with the solution you are using to clean.
  • Scrub the wall with a soft bristle cleaning brush or abrasive sponge. PRO TIP: Scrubbing can still be effective if the wall is unpainted, but in severe cases you may need to replace the mold-covered section.

STEP 4: Cover Water Stains

Next, you will want to cover any light water stains on the remaining sections of drywall, that weren't significantly damaged.

  • First, you will want to scrub the affected area with a damp cloth, or sand it to remove paint, dirt, and debris.
  • Then, spray the area with a shellac or oil-based primer, that is formulated for blocking stains.
  • After the primer has dried, you can simply paint over the area with interior paint. 

When in doubt, leave it to the pros!

Water damage may be fairly simple to spot if you are a hands-on homeowner that fixes and repairs issues as they arise. The problem with water damage to foundations is that you can't see the damage that is occurring, therefore it can easily be overlooked.

Nevertheless, the key to minimizing the extent of the damage is always to identify and address it as soon as possible.

How are you supposed to repair the issue if you don’t know that there is water damage in the first place?

Symptom One: Water Below Ground

If you are routinely dealing with standing water in your basement, you are likely  getting a little stressed out. As a consolation, however, it does mean that you can be reasonably sure of a foundation problem. Standing water only accumulates and sits in a basement if drainage systems are not functioning properly.

Symptom Two: Overly Damp Soil

If you speculate that there could be an issue with moisture, take a look at the soil around the foundations of the property. If it is unusually wet (even after days without rain), there is a good chance that groundwater is seeping into the foundation.

Symptom Three: Water in the Crawlspace

Standing water or condensation and moisture building up within a crawlspace is a pretty good sign that something is wrong with the foundation, circulation of air, lack of adequate insulation, or burst pipe. If it is too damp in this area, the quality of the air in your house can decline, and it may give off a musty odor.

Symptom Four: Sagging and Bowing Floors

A lot of homeowners walk up and down uneven floors for years before they spot a problem. You can test the level of your own with nothing more than a small rubber ball. Unless you know of a reason the foundation is or could be unlevel and not caused by water damage, imbalances should be checked out immediately. They can indicate soil erosion due to water.

Symptom Five: Slimy Patches Outside

When the water from rains and storms is draining away from the property in a secure and efficient manner, it never spends enough time close to the building to have a lasting impact. On the other hand, if groundwater is pooling, you may be able to spot slimy and moldy patches on the outer walls of your home.

Symptom Six: Mal-functioning Doorframes or windows

This might sound like a surprising sign, but if your doorframes used to open and close correctly, but have recently started to stick, the problem could be moisture related. It may be a sign that the doorframes have begun to warp, from excessive water absorption.

Autumn Fire Safety Tips

As the temperatures get cooler and leaves begin to change color and drop, it is important to refresh your memory on fall fire safety tips. With proper precautions and fire safety awareness, you can enjoy that crisp autumn weather, while avoiding some of the dangers that come with the season. Safety Tip 1 – Check Your Smoke Detector Batteries

  • It is best practice to change the batteries in your smoke and carbon monoxide detectors every Autumn and Spring, when you set your clocks forward/backward. It is also a good idea to make sure your household has at least one ABC fire extinguisher, and that it is properly charged and inspected each year.

Safety Tip 2 – Be Cautious When Heating Your Home

  1. Central Heating
  • Before using your central heating system each year, ensure that the system has been cleaned, inspected, and serviced by a certified HVAC technician.
  1. Space Heaters
  • Ensure that space heaters have at least three feet of empty space around them.
  • NEVER place clothing, or any other objects, on a space heater to dry.
  • Do NOT place space heaters near furniture, curtains, of blankets.
  • ALWAYS turn space heaters off when you leave your house or go to bed.
  • Avoid storing any combustible items near heaters.
  1. Fireplace Safety Tips
  • Have a professional inspect your chimney and fireplace each year.
  • Have a professional clean out your chimney every fall.
  • If needed, repair any cracks in fireplaces.
  • Use fireplace screens to keep sparks and fire debris inside the fireplace.
  • NEVER use gasoline to start a fire in the fireplace.
  • NEVER leave a fire unattended.
  • Make sure that combustible materials are not stored within three feet of your fireplace.

  • It is recommended that every bedroom is equipped with a smoke detector.
  • Test smoke detectors on a monthly basis. Change batteries twice a year.

A water leak can quickly cause a significant amount of damage to your residential or commercial property. This is especially true if the leak has gone undetected for a long period of time. Step 1 - Contact:

Helpful Hand Washing Tips & Reminders

Hand washing helps prevent the unnecessary spread of germs

With the COVID-19 pandemic being at the front of most of our minds, SERVPRO of Western Lancaster thought this would be a good time for hand washing tips and reminders! The Centers for Disease Control (CDC) recommends a 5-step hand washing protocol: 

1. Wet

Turn on the tap and wet your hands with warm or cold water.

2. Lather

With the tap running, apply soap and lather by rubbing your hands together. Be sure to lather the backs of your hands, between your fingers, and under your fingernails.


3. Scrub

Scrub your hands for at least 20 seconds. An easy way to time this is by singing “Happy Birthday” twice.

4. Rinse

Rinse your hands under clean, running water.  We recommend facing your fingers toward the bottom of the sink. Leave water running.

5. Dry

Dry your hands by using a clean towel. Use the towel to turn the tap off when done.

When to Wash Your Hands:

  • Before, during, and after preparing food
  • Before and after eating food
  • Before and after caring for someone who is sick
  • Before and after treating a cut or wound
  • After going to the grocery store
  • After using the bathroom
  • After pumping gas
  • After sneezing, coughing, or blowing your nose
  • After touching an animal, animal feed, or animal waste
  • After touching garbage
  • When your hands are visibly dirty

Helpful Tip: In most cases, if soap and water are not available, you can use an alcohol-based hand sanitizer. If your hands are visibly dirty please use soap and water.

What Ice Damage Can DO

Ice Scenario

Why YES, it is that time of year again when we will see snow! Snow is very pretty when it is falling from the sky, not so pretty when it is causing trouble in your home. Keep your home protected from winter disasters by taking some extra time to clear the snow and ice off your roof. Not clearing the ice and snow could possible cause ice dams. Ice dams are formed when the higher end of the rooftop temperature is above 32 degrees and the edge of the roofline is below 32 degrees. Snow from the heated part of the roof melts and flows down till it reaches the part of the roof below 32 degrees causing the water to freeze and form an ice dam. The water held back from the dam will back up and stay liquid. The trapped liquid will go under shingles finding cracks and flow into the attic; from there it could possible seep through the ceiling and into the interior walls. Sometimes you may have water coming through the ceiling. Sometimes the stagnant water that collects in the attic causes mold growth.

The best way to prevent this: clean your gutters when you’re installing your outdoor Christmas lights so that winter’s rain and melting snow can drain. As you’re cleaning the gutters, look for leaks and misaligned pipes and make sure the downspouts carry water at least 10 feet away from the house’s foundation.

If you do find mold in your attic, DON’T use bleach! The first step is to call in the experts for an evaluation.

SERVPRO of Western Lancaster saves local company from hail Storm.

Even the best building designs are put to the test by mother nature.  This time in the form of hail.

     The internal gutter system of a technologies facility in the Mount Joy area became clogged when quarter sized hail rained down as violent thunderstorms devastated the area overnight on March 1st.  Storms so severe it appeared that a tornado had touch down in the Susquehanna Valley.

Immediately after a fire, soot residue settles onto the property. Discoloration of porous materials is permanent, but other surfaces may be properly cleaned to remove the discoloration. Metal begins to rust, pit and corrode. Painted walls begin to yellow. Clothing  can become permanently stained. And finally, flooring may require refinishing or replacement.   • Remember safety comes first. Do not enter the property without proper work gloves and appropriate respiratory protection. Exposure to soot residue causes respiratory distress and other medical emergencies.
  • Bring along a few box fans. Upon entering the property open the windows and place the box fans in the windows to force out the contaminated air and dust. Proper ventilation helps to prevent further smoke damage and reduces potential injury to people.
  • Remove loose smoke contamination with a professional dry cleaning soot sponge.
  • Clean every surface with soap and water. Begin at the top and work down to the floor. Be sure to get inside cabinets and cupboards.
  • Using a high efficiency vacuum cleaner with a HEPA (High-Efficiency Particulate Air) Filter, vacuum upholstery and carpet. A good filtration system on a high efficiency vacuum prevents the soot from being blown back into the cleaned space. Clean or change the filter regularly.
  • Launder bedding, clothes, curtains, and other washable materials. An alkaline cleaner neutralizes the acid found in the soot. Fine materials should be professionally dry-cleaned by a dry-cleaner who is experienced in smoke damaged articles.
  • Clean the exterior walls and eaves using a water hose attached to the proper cleaner. Agitate and loosen stuck-on soot. The smoke damage to the outside of the property will continue until the soot is removed.

Inspect Your Plumbing

SERVPRO knows where to park.

Approximately, 2 years ago SERVPRO prepared a local nursing home with an Emergency Ready Profile, ERP. The ERP is great for the administrators of a facility to keep track of regular maintenance vendors, utility vendors, police departments, etc. It also has an android or iPhone app for easy usage. This program also tells SERVPRO where emergency vehicles are required to park when needed.

This year, we were called to a water emergency at the homes. Nursing home administrator alerted us and we followed their ERP parking protocol. Everyone was safe and secured during the entire process.

Cold Temps=Cold Pipes

Give your pipes a helping hand this winter season.

If your pipes run through a cabinet or vanity open the doors to give your pipes some warmth from the warm temperature of the room. If there is no doors to open, just leave the water trickle from the faucet. The cost of the water running is a LOT lower then the cost of a frozen pipe being repaired. 

If you would forget to leave the water trickle or a door open, here is what you can do to thaw the pipe.  

Turn off the main shut-off valve. Use warm air from a hair dryer or space heater to melt the water frozen inside the pipe. NEVER leave the space heater unattended. After the pipe is thawed slowly turn the main shut-off back on. When the water is running throw the pipe check for any cracks or leaks which could of been caused by the freezing.

Nobody ever plans for a fire, but when one does happen, SERVPRO of Western Lancaster is here to help!

This loss was caused by a grease fire in a kitchen. Now, our natural instinct would be to use water for any fire, but avoid this practice with grease fires! This will just make matters worse.

Grease fires are caused when the cooking oil gets to hot and catches on fire. If you should find yourself in this predicament, turn off the heat and do the following:

  • Cover with a metal lid, this will deprive the fire of oxygen it needs to burn. Do not use glass, it will shatter.
  • For small fires, use baking soda. 
  • If available, use a kitchen fire extinguisher.
  • If it becomes too much or out of control, get out of the house and call 911 immediately!

Fires, floods, and equipment malfunctions don’t care about your annual holiday event, we do. When an equipment malfunction caused an oil slick in the kitchen of a church in York, they called in the professionals at SERVPRO of East York and Western Lancaster Counties to get them up and running in time for their traditional Lent Friday Fish Fry. Water heater fallen over from 4ft water flood.

When a Homeowner arrives home from a vacation they don't expect 4 foot of water in their basement and floating appliances. Local fire department pumped out majority of the water and then we arrived to finish pumping out and then the dry out. Based on the level of moisture and the temperatures, this home took a longer dry out of 5 days.

What You Should Know About Mold Remediation and Removal

Mold is found under the fungi classification. It is a soft green or at times grey growth which develops on objects or old food left for a lengthy period in warm, wet air. It can be found in outdoor and indoor places, thus, it is important for the indoor humidity to be kept below forty-five percent because a higher humidity supports the growth of this class of fungus. Floods and high humidity levels often lead to microbial growth and fungus. Microbial growth can be present in an area, but that does not classify it as mold. The most efficient method of controlling microbial growth is by the moderation of temperature.

When the temperature is lowered, the rate of microbial growth decreases rapidly. Mold and mildew are two fungi that people often tend to confuse. Mildew appears to be powdery and white in color then later turns to brown, black or yellow. The other fungus seems fuzzy but can appear in similar colors as the mildew. Mildew damages crops while molds damage the structural foundations of homes. Both fungi are usually accompanied by a musty odor which can lead to more health issues. It likes to thrive in moisturized areas and grows quickly into colonies with water exposure. These colonies are responsible for the production of irritants and allergens that affect the health of people. For mitigation of molds to take place, all sources of moisture and water need to be addressed otherwise it may regrow.

The first step is to remove all traces of moldy growth immediately. Five fundamental principles must be applied by homeowners and employers to ensure successful mitigation of this fungus. They should focus on the source and moisture removal, safety, contamination control and assessment. Proper mitigation is essential once the fungi is removed because areas must be monitored to prevent it from occurring again. It is important to determine the party that will be in charge of the mold cleanup. An environmental hygienist can determine what treatment can be used for this fungus. According to Insure.com, water damage is among the most common causes of homeowners' insurance claims--and one of the biggest sources of confusion. If a flooding river inundates your home, your insurance is unlikely to cover the damage. But if the flood comes from within the home itself, the result of a burst pipe, you can breathe easier: Your policy probably will cover the damage.

In general, water damage cleanup and dry out from a burst pipe inside your home will be covered by a standard homeowners' insurance policy. If an outside pipe bursts and causes damage, that should be covered, too, though you must be able to demonstrate that the damage did indeed come from the burst pipe. If the insurer concludes that poor drainage--a non-covered maintenance problem--was the real culprit, your claim may be denied.

We recently remediated a home loacted in the Mount Gretna/Lebanon area. Mold growth started in the basement and the spores spread throughtout the home. Quality air tests, dry ice blasting and cleaning put this home back into a safe environment.

Dryer Ducts — Often Ignored Until It's Too Late

What can happen if you forget about regular duct cleaning.

In the hustle and bustle of daily life it’s easy to forget about small, regular things that need maintenance or cleaning. After month of talking to home and business owners, I’ve realized that far too many people ignore their ducts entirely until the ducts become so clogged they think their dryer is broken. Those who think their dryer is broken are the fortunate ones—the unfortunate ones often experience something far worse, a structure fire from which it can take months to rebuild and recover.

Even though it may seem arduous to some, most homes only need to have their ducts cleaned annually or semi-annually—depending on amount of dryer usage—usually in the spring and/or fall.

As you can see in the photo, taken at an apartment complex in which the previous owners ignored this vital cleaning for years, this building was at sever risk for a fire. Furthermore, this issue caused them to not only go through dryers often but also waste energy as tenants were running dryer cycle times of over 4 hours a load! I only wish we could’ve gotten a picture of it all to demonstrate how serious the issue was as our crews pulled and vacuumed out over 3-5 cubic feet of compacted lint from each dryer duct! Thankfully, the new management was more diligent.

Warm thoughts this Christmas season

Christmas is two worlds – the visible and the invisible, the endless excess and the spirit of Christmas. We like a little excess and flamboyance, but sometimes find that the best way to avoid the commercialism of Christmas is to infuse the excess with the true spirit of the celebration. Excess doesn't mean spending lots of money. There is nothing cheaper or funnier than seeing who can make the longest paper chain On wet December weekends.

The team of SERVPRO of Western Lancaster and East York took the time to slow down and celebrate the year that was. The business of specialized cleaning is not everyone's cup of tea and we see customers at their lowest point, when they feel like the world around them is crumbling. Our team of dedicated certified production techs work to make everyone of these people feel like they are in good hands and all will be well. Christmas time for us is a time to thank our staff for the work that they do. There are times that we are not as appreciated. There are times that we have to take on the stress of the clients. September is National Preparedness Month Logo

As National Preparedness Day approaches, we are pleased to announce that SERVPRO of East York is joining the Ready Campaign, founded to increase preparedness throughout all communities in the U.S., and taking an active role in helping York County prepare for emergencies.

It means households have an emergency supply kit so they can be self-reliant for at least three days in case of emergency and having a plan for how they will respond and reconnect after an emergency. With the new year comes resolutions for both yourself and your home. But before you tackle that big interior overhaul... don't. 

Last month, real estate site Zillow Digs polled homeowners who had completed a DIY home renovation within the last three years to find out how they feel about their projects in the aftermath. The results were not so promising: More than 40 percent of homeowners said they regretted undertaking large DIY renovations such as refinishing cabinetry or expanding a room, as projects like these went over budget at least 20 percent of the time.
